  3. Gas and Electrical Certificates: We can arrange for the necessary gas safety and electrical installation condition certificates, ensuring your property meets all legal standards.
  4. HMO Licensing: Our team can help you take care of obtaining and renewing HMO licences, making sure your property adheres to the latest local authority guidelines.

Below is a breakdown of the key costs associated with our pre-tenancy, start of tenancy, and ongoing services. Pre-Tenancy Fees

  1. Energy Performance Certificate (EPC): £60 per property
  2. Gas Safety Certificate (GSR): £80 per tenancy
  3. Electrical Installation Condition Report (EICR): From £120 per property
  4. Portable Appliance Testing (PAT): Quoted per tenancy
  5. Legionella Risk Assessment: Quoted per tenancy
  6. Smoke/Carbon Monoxide Alarms Installation: £60 per installation
  7. Local Authority Licensing Application: £250 per tenancy

Start of Tenancy Fees

Set-up Fees:

  1. HMOS and Co-Living:
  2. Up to 10 beds = £125 per tenancy
  3. 11 to 20 beds = £100 per tenancy
  4. 21 beds + = £75 per tenancy

Includes:

  1. Marketing of property, including viewings and online marketing.
  2. Tenant referencing
  3. Creating and signing of tenancy agreement
  4. Deposit protection
  5. Guarantor administration
  6. Setting up payment structures

Additional Fees (All Service Levels)

  1. Inventory Fees: From £120 depending on property size and furnishings.
  2. Landlord Withdrawal Fees (Before Move-In): £360 per tenancy. Covers marketing and set-up costs if the landlord withdraws.
