Below is a breakdown of the key costs associated with our pre-tenancy, start of tenancy, and ongoing services. Pre-Tenancy Fees
- Energy Performance Certificate (EPC): £60 per property
- Gas Safety Certificate (GSR): £80 per tenancy
- Electrical Installation Condition Report (EICR): From £120 per property
- Portable Appliance Testing (PAT): Quoted per tenancy
- Legionella Risk Assessment: Quoted per tenancy
- Smoke/Carbon Monoxide Alarms Installation: £60 per installation
- Local Authority Licensing Application: £250 per tenancy
Start of Tenancy Fees
Set-up Fees:
- HMOS and Co-Living:
- Up to 10 beds = £125 per tenancy
- 11 to 20 beds = £100 per tenancy
- 21 beds + = £75 per tenancy
Includes:
- Marketing of property, including viewings and online marketing.
- Tenant referencing
- Creating and signing of tenancy agreement
- Deposit protection
- Guarantor administration
- Setting up payment structures
Additional Fees (All Service Levels)
- Inventory Fees: From £120 depending on property size and furnishings.
- Landlord Withdrawal Fees (Before Move-In): £360 per tenancy. Covers marketing and set-up costs if the landlord withdraws.
